[Entire apartment] Clean, fully furnished studio apartment!-Located in Nishi Ward (Nijuyonken area) in Sapporo. -2 mins to Nijuyonken Sta. by taxi-Free parking for 2 cars-Free Unlimited Home Wi-Fi-Non-smoking room.-You can enjoy cooking with basic cooking tools-There are convenience stores, grocery stores, drugstores, bars and restaurants nearby.# House Rules House rules To ensure a safe and comfortable stay for all guests, kindly follow these house rules below: Important information Please keep Check-in / Check-out time: - Check-in Time : From 15:00(3pm) to Anytime (You can’t enter the room BEFORE 15:00.) - Checkout Time : 10:00 　　 *To prepare the room for my next guests, House Cleaning will start at 10am sharp. *Please leave the room by 10 am, otherwise you will be charged 1,000 yen per hour. Take off your shoes before entering the room. Please refrain from making big noise, running or jumping in the room as it disturbs neighbors or the lower floor. Most of my apartment buildings and houses are not for tourists but residents. Many Japanese people prefer silence especially at home, so please respect neighbors! The following things are STRICTLY PROHIBITED in my listings. - To smoke inside of the property including the room, anywhere in the entire building and in front of the building entrance. Smoking related damage [including smell from tobacco smoke] will require cleaning and repair, with relevant fees assessed. - To bring pets. - To have parties. Please keep your voice down especially after 9 PM. - To invite additional people in the listing without permission. - To eat or drink on the bed. - To use stuff making stains. When you spill something on furniture, be sure to wipe it and don’t leave traces. Please separate garbage correctly. Japanese rules related to garbage separation are very strict. For separating rules, please refer to the guidebook in the room. The garbage collecting point in the building is for residential use only! When the trash can is full, take the plastic bag out from the trash can, tie it tightly and place it in the corner of the room. My cleaning staff will take care of it after you check out. Please do not take garbage outside the room to the hallway, lobby or the collecting point. When you don't follow the rules, I will get penalties and have to close this apartment. Please leave garbage inside of the room. Parking (For a listing which has a parking spot) If you need a free parking spot, please inform me in advance. Some of my listings can provide you a parking lot for 1 car for each group. Also some of my apartments have “First come, First served” system. If you park your car at the wrong spot, your car will be towed at your own expense, so please be careful when you park. You are allowed to use parking space until 10 am on your check-out date. (For a listing which has a parking pass) Please return the parking pass when you check out. You’ll be charged 10,000 JPY for damage or loss. Rooms When you cook in the kitchen, please use an exhaust fan above the stove. Please wash tableware and kitchenware after use, then leave them on the kitchen counter. Cleaning staff will put them away after checkout. In a toilet, flush toilet paper only. No napkins and diapers! Also, if you use too much paper it causes the toilet flood. Do not rearrange the furniture/appliances and please keep the property clean. Please close the windows and lock the door when you leave the apartment. Turn off all the lights when you leave the house. Please save energy! I will not be liable for any loss or damage to your personal properties. I provide either Home Wi-Fi or pocket Wi-Fi in the room. The data of pocket Wi-Fi is limited. If guests who stayed before you used up all data, it would be really slow. Always close the windows and check if the door is locked when you leave the apartment. I will not be liable for any loss or damage to your personal properties. Do not take away any equipment in the room! If you are staying over 2weeks, please purchase consumable supplies on your own in case of running out of them which I'd prepare for in advance . Others A penalty of 10,000 and actual expense shall be imposed for the following violation of house rules. 1. If there is any indication that you smoked within the property. 2. If there is any complaint from neighbors, concerned citizens, or even the police about any kind of noise and disturbance. 3. If you go into a different or wrong building, house, apartment or room by not reading my instructions and bother neighbors or others. 4. If you throw away large items such as old suitcases without telling me anything. 5. If I find any irremovable stains after you check out. 6. If I find anything broken, burnt, damaged or missing after you check out. 7. If I find a parking violation. ※In some of my apartment, there are Japanese traditional sliding doors called Shoji (障子) or Fusuma (襖) with Japanese traditional paper (和紙) in the house. That paper is very delicate and fragile, special and costly, so be careful not to damage the Shoji / Fusuma paper. ※My staffs and I check a room before guests’ check-in. If you find any damages inside of my listing when you check in, or when you accidentally damage or lose something in my listing, please let me know. I would contact you to make sure when I find something damaged after your checkout. ※If you make damages which needs repairs, I will ask you to pay for the repair cost.
